1245 Harwood Street, Vancouver, BC, Canada, V6E 1S5. An 18-strorey tower with 18 homes; one unit per floor. The Tower replaces the Legg heritage house that sat on the site from 1899. A tulip tree was planted at the same time. There was a controversy over saving the heritage house or the tulip tree. Now the tulip tree has a place of honor in the courtyard of the tower.
Crossroads are Harwood Street and Cardero Street in Vancouver. See the Video.
The City of Vancouver required the Developer to replace the 8 rentals that the Legg Residence had because of the Rate of Changepolicy. When plans were initially submitted, the plan called for 48 units, but that has been reduced to 23. Eight will have to be rental because the city insists any rental units be replaced in any redevelopment. This means there will only be 15 condos in the tower, many of them occupying a whole floor.
Schools in the neighbour hood are Lord Roberts Elementary School, Pattison High School and King George Secondary School. Grocery stores are Your Independent Grocer, West Valley Produce, Safeway and Xa Health Food.
